The seller at 281 S Atlantic Avenue in Cocoa Beach had been through three agents and two years on the market with nothing to show for it. They called Steve. The home sold in 141 days at $4.3M — the highest residential sale in Cocoa Beach history at that point.

The income story has to be told correctly — occupancy rate, average daily rate, net operating income — and it has to be told to someone who already knows what they’re looking at. An STR investor evaluating a property with documented rental history is not guessing at income. They’re underwriting a deal. The marketing has to speak that language.
